The real estate market is starting to turn a corner, after more than 5 years of a struggling market! Now really is a good time to purchase a home. If you have not established a relationship with a Realtor yet, you may ask yourself, "Why do I need a Real Estate agent"?  You may think the process should be easy enough to understand and navigate through. Although some people do navigate this process alone, there are many sound advantages to hiring an experienced Realtor. Buying a home is one of the biggest investments you may ever make and it is important to make sure to make sound decisions during the process.

Here are the most important reasons that can offset the costs of a contract:

1.) Hire a Realtor/team with experience. Experience does pay off. Experience can minimize expenses, stress, time, and paperwork. Experience can help to navigate through difficult situations, that for a non licensed person or novice could appear insurmountable. Experience can create clarity through what can be quite complicated.

That's their job! Realtors have access to the MLS, Mulitple Listing Service, in your area, which is used exclusively by brokers and licensed Realtors to provide you current, on the market home listings. Realtors also have a thorough knowledge of neighborhoods, comparables, trends and many networks, along with"inside scoops".

3.) Realtors have a thorough knowledge of the process. Ethically, they are always looking out for your best possible interest. Realtors understand what your needs and qualifications are. They typically are very connected with the mortgage industry so they can walk you through the financing with ease. Realtors handle the mounds of paperwork and also serve as your buffer between all of the parties included.

4.) Realtors have an expertise in negotiations. Realtors can help you manage the legalities of foreclosures or other distressed properties and will display the muscle to get a deal through the escrow or “under contract” period. Realtors are vested professionally in your satisfaction, from seeing you through from start to finish, yet they are not vested emotionally as are the buyer and the seller. Top producing Realtors have the expertise to negotiate and close the deal. Realtors will also be there for you after the deal is closed to assure that the transactions meet your full satisfaction!
